It is imperative you read the Access instructions emailed to you 6 & 2 days prior to arrival or that you phone us.

See the map here on the web site, post code EX13 5ST. Goodlands is on “Raymonds Hill”(A35) a small hamlet on the Charmouth Road(A35), the same side of the road as the Hunters Lodge Inn/A35.   There are 2 bollards and a bit of red road hatch in the middle of the road very near our entrance.  When you see the road sign “Raymonds Hill” start looking for us and slow right down looking for the bollards almost outside our entrance in the middle of the road.  Sat nav may cover all of Raymonds Hill so see and enlarge map on this web site for accuracy – this is a rural area and post codes cover large chunks.

Goodlands is almost opposite the Perry Marine Boating Centre.  We are on the same side of the road as the The Hunters Lodge Inn and very near the Bus Stop with shelter, behind a large hedge with a wide entrance gate open for your arrival and the sign “Goodlands” is in front of the hedge  by the entrance and on the gate (open).

Goodlands is set back behind one of it’s gardens, behind a large hedge all in its own grounds and is not visible from the road so look out for the “Goodlands” sign before/past the bus stop.  Look at Google maps in the menu under “Find Us” and see the satellite map too to ensure you can see very clearly where we are.  Goodlands has double glazing and you cannot hear any road noise when inside the property.  This is a very popular area and Goodlands is wonderfully accessible to everywhere along the Jurassic Coast and it has it’s own 6 acres of meadows for you to enjoy.

Arrival 3pm onwards please. You must bring your key code with you to gain access.  Departures 10am when Joy comes to say goodbye.

Light Lunch & Cream Tea stops near us for early arrivals

If you arrive early and coming from the A303 turn off at Crewkerne for a light lunch or try a cream tea, with pets for children to see and gardens, at “Lucys Tea Room” at “Oathill Farm” TA18 8PZ (01460  30234) on the B3165 past Crewkerne and just past the village of Clapton.

If coming from the M5, Junction 25, and then A358 on your way here, just 3 miles past the village of Donyatt is Hornsbury Mill, TA20 3AQ (01460 63317) for a light lunch  (12 – 2pm, children welcome) or sit outside watching the ducks and peacocks on the pond – see encased mill wheels turning too.

In Axminster is the River Cottage Canteen for light lunches, teas and coffees in the main square.

On the A35 coming from Honiton/Exeter try lunch at The Old Inn at Kilmington  EX13 7RB (01297 32096) with good parking and level access just 3 minutes drive away or on the A35 coming from Dorchester direction there is your local the Hunters Lodge Inn EX13 5SZ (01297 33286 open 12 – 2pm) just moments from Goodlands.

A35 or A30 Great light lunch or wonderful garden cream tea, fruit picking and farm shop are to be found at The Royal Oak Fruit Farm, Cotleigh (on a road known locally as 7 Mile Straight,  EX14 9LF open 9.30am – 5.30am.  Just off the A35, after the village of Wilmington, turn left by the very large car showroom/Little Chef and drive along the straight road for 4 miles.  Or turn off the A30 on the left for the road signed Axminster and drive 3 miles.  See your map.

Honiton has a fantastic ice cream shop near the middle of the town “The Honiton Dairy”  – buy a box and sleeve of waffle cones to bring with you – Goodlands has the scoop!

Departure 10am

We arrive to say goodbye to you in person at 10am on departure day.  Let us know if you wish to depart earlier.   We need to collect the keys and ensure you had a comfortable visit at Goodlands.  We ask that crockery, games and furniture are put back in their place please. Your Bond is refunded to your card after cleaning (less any deductions which is a very rare event).  Please notify us of any damage/breakages before departure, we realise accidents do happen!

Taxis, Car Hire & getting to River Cottage HQ:

Note: we do not recommend walking to nearby by River Cottage HQ as there is no pavement and no street lighting and it crosses open heathland. We recommend you drive or use a taxi.

Axminster Railway Station is approximately 2 miles away with No.31 bus stop outside of Goodlands. Train journey approximately 2.45 hours from Waterloo and 40 minutes from Exeter.

There is no taxi rank at Axminster Station.  Taxis should be booked in advance.

Tesco’s & Waitrose offer Online Delivery to Goodlands

If you already hold a Tesco’s or Waitrose On Line Account they can deliver to Goodlands. We suggest you arrange for your delivery late on arrival day or the morning after your arrival to ensure you are there to collect it and also put my phone number on the order 01297 32036 to assist delivery driver etc.

Tesco Superstore & Petrol, Axminster: Opening 8am – 10pm.  Sunday 9am – 8pm.  Bank Holidays Sun/Mon 9 – 8pm. Nearest superstore, bottom of the town.  Petrol station one side of roundabout on road to train station and Store other side of roundabout.  Free parking (2 hours) handy access for Axminster town itself to walk from car park.

Tesco Superstore & Petrol, Seaton. Opening 7am – midnight, Saturday 6am – 11pm, Sunday 9am – 8pm.  Bank Holidays Sun/Mon 8 – 10pm.

Morrisons Superstore, Petrol & Car Wash, Bridport (15 minutes drive along A35). Opening 8am – 9pm, Sunday 8am – 6pm.  Bank Holidays 9am – 8pm.

Post Office within walking distance. Sells papers, milk, bread etc. Open 8am – 5pm. Closes 1 – 2pm.  The superb Millers Farm Shop is just minutes away for local meats, veg and produce and perfect presents of food, preserves and drinks from our local area.

Hunters Lodge Inn

Two minutes walk along the pavement. Opens Lunchtime and again at 6pm. Serves food till 9pm. Tel: 01297 33286.  Book in advance for peak times & all weekends or you may not get a table.

Lyme Regis Information

Up to date events listings of, Carnival, Jazz Festival, ArtsFest, Fossil Festival, Regatta etc.. Parking tips at property for £2 a day Holmbush Car Park in Lyme Regis. Blue badge holders can get a special parking dispensation: contact Lyme Regis TIC (Tourist Information Centre) or Council Offices.

To drive to Lyme Regis we advise guests to turn left out of our entrance, left again at the Trinity Hill Road junction and follow this to the T junction and turn left again.  This avoids the busy road and is a scenic route. Details at property.

2 rolls per loo, dish cloths, tea towels, some dish washer & washing machine tablets, 1 kitchen roll, Bio washing up liquid, some hob bright & power spray, some condiments – assorted spice rack, salt, pepper, vinegar, sugar, usually foil & cling film.  Liquid hand soap, hand cream and selection of  toiletries in each bathroom & shower hats.

Wi Fi & TVs

Good broadband wi fi free of charge.  Password in information book at property.  Usually a good mobile reception. Smart internet TV/DVD on mobile bracket in sitting room, TV/DVDs in blue & yellow bedrooms as well.  We must request you do not use the wi fi for any illegal purposes.


Bring wellington boots at any time of year they are useful!

Please bring own cot, cot bedding, high chair & baby equipment if required.

Waterproof mattress protectors available – please notify prior to arrival.

There is a box of traditional board games some toys for smaller children, buckets, spades for the beach and lots of DVDs, CDs and books.  Free Wi Fi, smart TV.

Bring your scooters and bicycles!  Safe tarred scooting area and fields for mountain bikes at Goodlands (huge car park – room for dad’s boat).

Nature Reserve minutes away with a good 2 miles circular safe cycling around the track.

Seniors Extensive Mobility Aids available free of charge.

Goodlands and its garden is ideal for seniors or those with restricted mobility being all on one level.  Although not geared or advertised as suitable for wheel chair users, those with partial mobility who use a chair on occasion i.e. for days out,  should be able to manage adequately with assistance.  Ideal for those with impaired mobility.

In general:  level car park, 1 entrance step in and front door with lip.  All taps are lever – ideal for elderly.

Family bath & separate loo have fitted grip rails.  For seniors we have several “portable” specialist grabs for showers and basins which can be used if you need them but are not permanent fixtures. There are fixed grab rails in the Hall toilet and on side of bath. Blue Bedroom Ensuite has shower (9″/23cm step in to shower but portable specialist spa bath mobility step platform available for shower or bath),  In Blue Bedroom ensuite: shower curtain to allow for access with shower stool, extra height portable loo seat with side grab rails, or commode on wheels with foot rest, stool to sit on in shower or for perching at basin, bed rail, alarm bell (kept in Blue Ensuite bathroom cupboard). Non slip ath/shower mats (always provided).  2 adjustable mini tables for the sitting room (kept in laundry room for easy access) a V pillow and quilted foam bed wedge for pillows and light weight walker with wheels at the front and easy bottle opener provided in kitchen drawer, perching stool and hand railed step up.   You are welcome to use our folding wheel chair and folding 3 wheeler shopping trolley/walker for days out. Lever taps and knee high and higher placed sockets for ease of use. A high back wing chair for seniors in sitting room.  Water proof mattress protectors also available.  All can be provided free of charge and should be booked in advance of arrival.

Doggie Code of Conduct

Please indicate on the booking form the number of pet dogs you have with you (max 2) with their name, breed, colour & age.

  • We provide sleeping bed, 2 dog bowls, 1 pack bio degradable poo bags & (poo flipper to put in our field hedges to decompose), 1 dog towel, 2 blankets for sofas, 6 acres for exercise.
  • Main gate shuts (keep your pet safe)  and all field gates are already shut.  All gates 5 bar or wooden garden gates.  Note this if you have tiny dogs!
  • Bedrooms and furniture are for people only. Please keep your pet dog company in the property always and don’t leave them home alone.
  • The gardens and small paddock are for children to play in.
  • Bring wellington boots to walk the pet in the field – useful in this area at any time of year!
  • There are 2 fields of 6 acres to exercise your pet dog in, please pick up or use the marked trowel provided at back door and put it into the field hedges to bio degrade.
  • We have provided doggie bags for your use, then securely tied and put in bin or flicked into our field hedges with poo flipper provided.
  • *Please note there are chickens in the fields at the bottom belonging to a neighbour.
  • LYME REGIS. Dogs friendly Monmouth Beach year round. The main sea front beaches are dog friendly from 1 Nov – 31 March.

Parking in Lyme Regis for those with Mobility Issues

If you are an orange/blue badge holder and are in receipt of one of the following you may apply for a temporary parking permit in Lyme Regis from their TIC. This will entitle you to 3 hours of free parking in any car-parking bay in all WEST DORSET DISTRICT COUNCIL car parks.  Your disabled clock and badge must be displayed. 1. Higher Mobility Allowance of the DLA, 2 High Rate Attendance Allowance if over (65) and incapable of walking more than 30 metres (written statement required) 4. War Pensions Mobility Supplement.  Please ensure you are able to provide copy of your orange/blue badge and proof you are in receipt of one of the above allowances.  If you are not in receipt of any of the above then regrettably you will not be entitled to a temproary parking permit and will have to pay and display in an ordinary car-parking bay.  Useful mobility/accessibility booklets at the property. Mobility Scooters

Mobility Scooters (portable) can be hired, delivered and collected or personal collection  Tel. 01297 560651 which is just a couple of miles along the A35 from Goodlands or from Courtesy Care in Axminster on 01297 32850 who have a shop and hire out aids.

Please ensure you are at Goodlands for both delivery and collection and you have hired the correct style of scooter to put in back of car.

Laundry Room

Washer, drier, airing rack, ironing board, (iron kept under kitchen sink),  brushes, mops, etc. with 2 mini sofa tables. Picnic cool box in garage. Towel warmers in each bedroom.

Safety Points & First Aid Kit

Main gate can be closed & secured when children are on the property. The garden paddock and  two fields in front of the sitting room window are for you to enjoy. In winter sheep may be grazing surrounded by a low voltage animal electric fence.  A torch is provided in the kitchen. There is a fully stocked First Aid Kit at the property and list of nearby medical assistance. The boiler flue in the kitchen is surrounded with a safe metal barrier but can be hot, do not touch or place things on top of the boiler.  There is an animal water trough in the first field in direct sight line of the sitting room window which we have wired over and kept the nettles around to keep children away from it.  Do not let children play in the garage which has various solar and house hold fuse boxes, bins, freezer and BQQ etc.  Please note a blown bulb can knock fuse out at main box in garage.  We are more than happy to change bulb, just call.

Fire Safety

We have made every effort to adhere to the current legislation which includes interlinked smoke & heat alarms, carbon monoxide detector, extinguishers & kitchen fire blanket.
All electrical appliances are PAT tested.  High Viz jackets (2) and  torch (1)  are provided.

“Goodlands” is all on one level throught. Entrance has a small step and door lip in to the front door  and in to the laundry room.  There are several steps at the rear door leading to a small patio and in to the garden. Goodlands is level ground floor accommodation.  Real oak flooring through all public areas of the property and Axminster carpet in bedrooms. Level outside parking area, no steps.  Level garden. Please bag up rubbish and place in bins provided, some black bags under kitchen sink. Recycling box provided for papers, tins, glass & plastic (not cardboard). We have private rubbish contractors.  You do not need to put any bins out – it is all done on change over day by us.

Wi Fi, local information & board games

Complimentary BT broadband Wi Fi with good reception.  Games box with board games, books for all ages, cards, Family viewing DVDs, ipod docks, 1 Smart wi fi TV and 2 bedroom TVs all with DVD players and 1 with ipod dock, CDs & CD/Radio are all for you to enjoy.  We ask you adhere to legal use of broadband wi fi and do not use it to download any illegal materials.

Beds, Linen and Towels

There are 3 bedrooms:  Blue Ensuite (King or Twin beds), Yellow with vanity sink (King or Twin beds) and Green Double bed.  All beds made on arrival in the bed combination suitable for your party – let me know if you require twins a week before arrival.  All linen, set of 5 towels colour coded per person, bath mats, hand towels, tea towels are provided. (Just 2 Beach Towels provided).  Mid week towel change upon request.  All beds have a luxurious feather topper.  Please notify us on booking form if you require non feather bedding or waterproof matress protectors at least a week before arrival. In summer a flat sheet and blanket are kept in each wardrobe should you prefer not to have a duvet. Portable towel warmer in each bedroom as well as towel radiators in bathrooms.

Utilities, Central Heating and free Electric Car Charger

Generous seasonal Central Heating included in the tariff, i.e. autumn thro till late spring.  Please let us know if you have special heating requirements.  Many free standing heaters at the property, towel rads in bathrooms and several towel warmers.   Utilities water & electric included in the tariff . Also use of our free electric car charger point at Goodlands – please let me know if you have an electric car so I can ensure the charger is on.

If a bulb blows it may trip the main trip box in the garage.  We are MORE than happy to change bulb and flick trip back on for you.

Cyclists & Walkers

Outside water tap (key given on request on arrival), boot and clothes drying area, laundry room with tumble drier, picnic box, picnic blanket, maps, walking books, rucksack, countryside code, first aid kit and numbers for taxis all available at Goodlands.

Please note there can be cliff falls and mudslips along the Jurassic Coast and you should heed any warning signs.


No smoking inside property.  Butt pot and sheltered area at rear patio.

Garden, Picnic gear, Meadows

Garden furniture with parasols. Large parasol has it’s own metal rod for ease of putting on and removing so no need to risk a fall by standing on anything.  Picnic cool box, ice blocks,blanket, beach towel & ruck sack. Gardens, childrens fenced paddock area and meadows to roam. The gardener, our treasurered Orm tends the garden weekly and contractors cut the garden and paddock grass.  6 acres of meadows for you to roam at leisure – all fenced and gated with no animals present except the local wildlife of bunnies and foxes (an exceptionally quiet huge russet red fox seems to walk about a lot).  Rabbits can be regularly seen and birds at the feeder in the gardens of Goodlands and on occasion deer quietly standing or crossing the fields.    In the meadows we have  Bluebells in Spring and blackberries in the autumn. The Contractor cuts the grass in the 2 meadow fields in the summer and you will see him on his tractor.  On occasion other maintenance work has to be undertaken in the meadows i.e. hedging – we will endeavour to advise you on arrival if the Contractor is expected.

Emergencies & Our Reassurance

A torch, mobile phone and emergency numbers can be found at the property and a full information book covering everything at the property.  A member of staff is available to visit you 24/7  if needed and all our contact numbers are provided.

We can usually fix any problems that (rarely!) occur at the property in a jiffy and have local tradesmen we have cultivated for years on hand to help us out at a moments notice day or night.


Please set alarm when the property is empty – this a condition of your stay.

There is an Information Book for Goodlands and local Visitor Information  at the Property.  Important access information is emailed to you 7 and 2 days before arrival.  It is imperative you read it!

We live near enough to be handy to be called out in minutes if we are needed to rectify any problem no matter how big or how small  – otherwise we don’t intrude on your holiday at all and you won’t see us until departure when we come collect the keys and say goodbye.
